Thomas works with clients from across Western Canada on all aspects of real estate development projects in British Columbia.

Thomas practices real estate law, commercial law, and business + corporate law including: incorporations, financing (debt and equity), land acquisition, development covenants, subdivisions, construction contracts, marketing, sales, conveyancing, project close out – and almost everything in between.

Thomas attended the University of Victoria and was called to the bar in 2014. Thomas lives in Cumberland, B. C. and enjoys volunteering with local community groups, playing music, and exploring the natural beauty of Vancouver Island with his wife and two kids.

  • Real Estate Development and Marketing – all aspects of commercial real estate offerings including pre-sale projects, disclosure statements, purchase contracts, development covenants, housing agreements, commercial leasing, and conveyancing all in connection with residential, commercial, and mixed used projects.
  • Multi-Staged Master Planned Communities – strategy and advice focusing on the planning of complex multi-staged master planned mixed-use communities including sequencing considerations, private or public utility servicing, project amenities, parking facilities, and cost sharing agreements with community participants.
  • Resort Offerings – fractional interests, timeshare hotels, headlease / sublease structures, rental pools, home owner associations (HOA’s), shared access and use rights, and amenity use agreements.
  • Construction – review, drafting and negotiation of construction contracts, advice related to builders liens, holdbacks, and related matters.
  • Strata Corporations – incorporations, bylaws, sections, types, and governance issues related to bare land, residential, mixed-use, phased strata plans (Form P), and related matters.
  • Commercial Agreements – buying and selling businesses, commercial leasing, rental management agreements, service agreements, shareholder agreements, partnership and limited partnership agreements, joint venture agreements, financing, and related matters.
  • Land Title Practice – all aspects of land title practice including easements, right of ways, restrictive covenants, development covenants, statutory building schemes, subdivisions, road dedications, crown land tenure such as foreshore leases and related matters.
  • Statutory Compliance – matters arising out of the Real Estate Development Marketing Act, Real Estate Services Act, Land Title Act, Builders Lien Act, and the Strata Property Act.
